5 Steps of 10 to Selling Quickly
You’re selling your house! Congratulations! Here are the first five of our top ten things to do to sell your home as quickly as possible and for top dollar.
1. Detach emotionally. This is a process, we know. You have rocked babies to sleep in these rooms. You have celebrated holidays and milestones with dear friends and families here. You have laughed, cried, and loved your life in this place. It should be hard to move! Take your time. We have lived through this in our first home of 12 years, and we were shocked by the sadness of leaving behind our cozy nest. It takes time, and even when you think you’re okay with letting go, sometimes sitting in the driveway, getting teary-eyed again thinking about your wonderful home and how much you’ve grown here.
2. De-personalize. The way you live in your house is not the way you should sell your house. That being said, after beginning to emotionally uncouple from your home, realize not everyone has your sense of style or taste in decor. You want your house to have a clean, uncluttered, comfortable, yet not too personal feel.
The main way to achieve this is to take down personal hangings, sports memorabilia, family photos, and souvenirs. It is awesome that you have photos of your family on your walls, but it is time to take them down for the next family. When a potential buyer comes into the room, we want them to be able to picture themselves enjoying the space. If you’re a collector, it’s time for the collection to be packed for display at your next location.
We love our pets, and we know you love yours. Removing signs of them while your house is on the market will appeal to a wider selection of potential buyers. You are invoking a clean, open palette to those who view your house.
3. Paint your room a neutral color. It is great that your kids enjoyed their bright orange bedroom. Maybe you had a lime green office or a bold accent wall in a living space. A neutral palette is universally appealing and will rest easy on the eyes of the people viewing your home, making them more able to imagine themselves enjoying the space.
4. Declutter. Along with removing personal items, closets and built in drawers shouldn’t be full. Your buyer will want to see all the nooks and crannies of the house. When someone opens a closet, for example, a cleared floor allows it to be easily viewed and gives a sense that there is plenty of storage space for them. If some items must stay in your closet, half full is the recommended maximum, with cleared floors being a priority.
Line up your labels. Of course your pantry will still be full, but by simply lining up the labels, even a well stocked pantry will look organized and clean. A clean and organized space is a psychological tool which conveys that a home has been well cared for and is in excellent condition. Even if a home is brand new, a messy space sends a message that something is wrong here.
5. Curb appeal. Before your buyer comes inside the home, he or she will view it from the street. It’s time to mow the lawn. Trim the hedges. Sweep the stoop and lay out a new welcome mat. If there are jarring repairs to be made to any external aspects of the house, now is the time to complete those projects. The buyer should have a positive impression before stepping inside and not already be worrying about work that needs to be done.
